How much should I budget for closing costs in Canada?
Budget 1.5%–4% of the home's purchase price for closing costs, not including your down payment. In Ontario and BC (which have land transfer tax), closing costs can run 2.5%–4% of purchase price.
Can closing costs be rolled into the mortgage?
Generally no. Closing costs must be paid from your own funds at closing. The exception is CMHC insurance, which can be added to your mortgage.
What are disbursements in closing costs?
Disbursements are expenses your lawyer incurs on your behalf, such as title search fees, registration fees, and courier costs. They typically add $200–$500 to your legal bill.
